TETH 2026 and real estate. What is changing and how does it affect the market you see every week.

The TETH announcements regarding real estate have been written everywhere. Fewer people, however, answer the essential question. What do these measures mean for the area you are looking at right now? Let's look at the three main announcements that directly concern the real estate market and how you can use them together with Spitigkonzalez's live data to make better decisions.

"My Home III": 2 billion euros, up to 90% financing, expanded criteria

The program returns with 2 billion euros and expanded criteria. The age of eligible applicants increases from 50 to 55 years, the property value from 250,000 to 300,000 euros, the maximum loan from 190,000 to 230,000 euros, and the financing can cover up to 90% of the property's value.

But the question isn't just am I eligible? The real question is, if I take a loan now, which area makes sense to buy in;

Here, the data makes a difference. Two areas may have similar prices, but behave very differently. One might have a stable median price and high liquidity, with many listings and quick withdrawals. The other might appear cheap only because some cheaper properties entered the market this week.

To use this practically, check the selling prices in the areas you're interested in, looking at both average and median prices, not just one. Compare two or three areas side by side in terms of average price, median price, new listings versus withdrawals, and price per square meter.

You can also ask SpitiAI Chat.
"With a budget X, which areas have the best balance of price and liquidity"".
This way, you don't choose an area based on an ad or an impression, but based on how the market is actually moving.

Transfer Tax 15% for non-EU buyers from 1/1/2027

From January 1, 2027, the transfer tax for buyers from countries outside the EU increases from 3% to 15%. This means that foreign investors considering buying in Greece have an incentive to act before the end of the year. Areas that traditionally attract foreign demand, such as Mykonos, Glyfada, Voula, and downtown Athens, may see increased price pressure in the coming months.

The weekly data from Spitigkonzalez can show you if this is already starting to become apparent. Check where new sale listings at high prices are increasing, where available properties are decreasing while the average price is rising, and where the median price follows the upward trend, so it’s not just a few expensive properties skewing the average.

If you are thinking of selling in these areas, monitor whether demand is increasing. If you are considering buying, see if prices have already started to rise or if there is still room. Use the weekly trends to determine whether the increase is momentary or lasts several weeks.

Bank Transfer of Rent Payments from October 1st

Starting from October 1st, rent payments must be made obligatorily via bank transfer. For tenants, if you pay in cash, you risk losing the rent refund, that is, the rent tax refund, as well as any housing subsidies you receive. For landlords, if you do not collect rent through a bank, you lose the 5% discount on taxable rental income.

This practically changes two things. It makes the relationship between tenant and landlord more transparent and traceable. At the same time, it encourages the trend towards standardized, professionally managed properties, especially in areas with many small landlords.

If you are a tenant, check that the contract and payment comply with the new rules before signing. If you are a landlord, see how rents are moving in your area, whether prices are rising, if availability is decreasing, and which areas have higher demand.

For any questions, such as, does something change for my contract; or how I am affected if I have Airbnb, you can ask directly to SpitiAI Chat with your own data.

Announcements are changing the landscape. The data show where the market is already moving

The measures of HELEXPO 2026 are not just news. They are new entry points into your decision-making process. The "My Home III" brings more potential buyers with loans. The 15% tax for non-EU residents may accelerate purchases in tourist and premium areas. Bank payments of rents lead to a more standardized and traceable rental market.

However, no measure alone tells you "Buy here," "Don't go there," "Wait."
This is shown by weekly data. Where prices are truly rising, where there are still options, where the market is fluid, and where it is stuck.

The combination of these two, measures and live data, is what you need to make a more confident decision.
