A new, highly ambitious renovation subsidy program for old houses is set to launch in February 2026, providing a strong boost to the real estate market and offering a solution to thousands of owners with closed or dilapidated properties. The program, with a total budget of €500 million, concerns over 750,000 vacant and old houses across Greece, aiming to reintegrate them into the market and utilize them for owner-occupation or leasing.

Cost Coverage and Eligible Works

The subsidy reaches 80% to 90% of the cost, with a maximum of €300/m² and up to €36,000 per property. The first beneficiaries are expected to reach 20,000 owners, while eligible properties are those with building permits issued up to 1990 and an area of up to 120 sq.m.

Full renovations are covered: plumbing, electrical, kitchen, bathroom, new floors, replacement of frames, insulation, and energy upgrade of at least one level. The program supports families with disabilities, third-child families/multi-child families, and properties in island or mountainous areas.

Energy Interventions

  • Mandatory upgrade of at least one energy level, e.g., new frames, heating, solar water heater, roof insulation, or awning.
  • The subsidy increases by 5% for mountainous/island areas and 5% for third-child, multi-child families, and people with disabilities, reaching up to 90%.
  • Renovation expenses must cover 60%-80% of the total cost, while the energy intervention accounts for 20%-40%.
  • There is no age restriction for applicants, and each owner can submit applications for multiple properties.

Program Objectives

The goal is to increase the supply of housing for long-term rental or housing for public sector executives in areas with a housing shortage, while simultaneously promoting urban renewal and social support.
