What exactly is "My Home II"?
The program is a continuation of the first successful phase of "My Home" and provides loans under favorable terms to individuals aged 25 to 50 who do not already own suitable primary residence.
With a total budget of 2 billion euros, the initiative is co-financed by the Recovery and Resilience Fund (1 billion euros at zero interest) and participating banks (with their own 1 billion euros).
For specific categories, such as families with three or more children, large families, or residents of the Municipalities of Orestiada, Soufli, or Didymoteicho, a subsidy on the interest of the bank portion is offered.
More approvals, harder to find housing
In July, disbursements nearly tripled compared to June. By July 10th, 1,736 loans totaling 185.8 million euros had been disbursed. Conversely, at the beginning of June, only 613 loans worth 64.1 million euros had been disbursed.
Rising property prices reduce the advantages of low interest rates. An apartment that cost 150,000 euros in 2024 now reaches 170,000–190,000 euros.
What are the main terms?
The program covers up to 90% of the property's value, with a maximum financing amount of 190,000 euros. The loan duration can extend up to 30 years, without the need for a guarantor, and without additional cost under Law 128/75.
Eligible properties are up to 150 sq.m., with building permits issued by December 31, 2005, and valued at no more than 250,000 euros. They must be ready for owner-occupation (not unfinished, not rented) and possess an Electronic Building Identity.
Applications started on January 15, 2025, with priority based on submission order.
What are the income criteria?
To participate in the program, a minimum annual income of 10,000 euros is required. The maximum limits are as follows:
- Singles: up to 20,000 euros
- Couples: up to 28,000 euros (+4,000 for each child)
- Single-parent families: up to 31,000 euros (+5,000 for each child after the first)
- Special provisions for people with disabilities and pregnant children (more favorable assessment of residence and documentation)
From July 1st, two significant changes are implemented to facilitate beneficiaries:
Eligibility is extended to homes built up to December 31, 2020, for individuals with 67% or higher disability or dependent members with the same disability.
The validity of the approval decision is extended by 60 days, providing additional time to complete the process.
How to apply?
- Issuance of Eligibility Certificate via gov.gr.
- Submission of application to a cooperating Credit Institution along with necessary documents (tax clearances, ID, E9, family status proof, property eligibility).
Applications are evaluated by banks within 30 days, and if approved, proceed to a loan agreement.
Why act quickly
Within just two days of the platform opening (January 15–16, 2025), applications for the program nearly reached 37,000, although the eligible limit is 20,000.
Experience from the first cycle of the program proved that suitable homes are exhausted quickly, as many choose properties with a limit of 150 sq.m., specific construction years, and particular features. Finding the "right" property can be more difficult than it seems.
